These laws provisions prohibit:? lenders from charging in excess of 6% of the total principal financed amount for points and fees on a home loan; any mortgage company issuing a loan to a borrower in an amount that the borrower cannot reasonably afford to repay; and prohibits the financing of single premium credit insurance.? These are just a few among others.? Alaska?s Civil Code Provision of the Real Estate Act regulates how variable interest rates for the purchase of real estate are issued.? This protects borrowers who are issued large mortgage amounts by guaranteeing it to be a fixed mortgage rate.? Alaska also does not allow the lender to charge interest more than one day prior to the recording of the Alaska mortgage, even if the borrower received the loan prior to that time period.
